Project: Richmond Campus Refurbishment Phase 1

Description:  The Richmond Refurbishment project focus is on people and space, and a theme of connection.  The project includes interior finishes, enhanced teaching and gathering places, replacement upgrades to furnishings, and repurposing or redesign of spaces that no longer meet the university's requirements. The design also improves acoustics, particularly through the use of wood, in anticipation of greater student numbers in the Atrium.  

Richmond Renovated Bookstore

 

The Scope of this project:

  • Redesign of the Bookstore to provide an engaging and modern display of merchandise. The store will relocate into rooms 1345 and 1355.
  • The English Language Studies (ELST) lab has moved to 1330.
  • Create a flexible student gathering/study space in the vacated Bookstore space.
  • Renovate/refurbish rotunda lobby 1000
  • Replace classroom 2565 and offices 2560 and 2570 with a new student gathering space that will allow for physical connection to the atrium.
  • Right-size computer labs 2160 and 2165 for efficiency and and to incorporate office 2160B to create 2 classrooms.
  • Right-size computer lab 2825, and classroom 2900 and enlarge faculty offices 2750 and 2875.
  • Complete an extensive code evaluation with the intention of creating interconnected floors throughout the campus. Remove 1st, 2nd and 3rd floor vestibules off of the rotunda as part of the interconnected floor space redesign.
  • The new "Melville Centre for Dialogue", formerly the Conference Centre will have upgrades to  lighting, acoustics, AV and technology, walls, ceiling, floor finishes and furniture.

Construction Update: The project is currently out to tender and will close at the end of May with the mobilization of demolition and construction in early June. Please return to this site for updates and schedules as the project progresses.

Project: Community & Health Studies Wing (CAHS)

Campus: Langley

Description: Kwantlen is renovating and re-purposing the vacant former Trades Building located at the Langley campus for the use by the Community and Heath Studies Program(CAHS). Existing building has steel structure, brick veneer walls, corrugated metal siding, and acoustic metal deck ceiling spanning over steel trusses.  It is built on the 1.5 m high crawl space, that is ventilated and has lighting.  Interior demolition of the space has already occurred, leaving few small areas for the final demolition, including the steel structure of the mezzanine. The former Trades wing has a central interior double height space that will be infilled with a new steel structure second floor, however leaving the portion of double space for the lobby front entrance experience.

Construction Update:  

  • Discussion continues with City of Langley regarding the alternate solution on smoke baffles
  • The interior framing is half way done on the 1st floor.
  • All structural steel is installed.
  • Mechanical and Electrical work is far advanced. Most ducts are in place.
  • Envelope consultant approved the windows mock up installation and the waterproofing.
  • 2nd floor slab is constructed and framing has begun.
  • Levelton issued report on oil tank removal procedure, resulted in delay to the scheduled removal which is not on critical path and will be done at a later time.
  • Millwork is in production. Interior finishes have been approved.
  • Window frames are in the process of being installed on the 2nd floor, the installation has not yet began on the first floor.
  • Steel door frames are installed on the 1st floor

The project is 3 weeks behind due to following setbacks.

  • The foundation work was 2 weeks behind the schedule due to soils remediation procedure.
  • Several changes to IEN layout during construction.
  • Change Order issued for the offices layout for the 2nd floor during construction, which slowed down consultants' responses to site issues.
  • 2 weeks extra time was spent for demolition of the electrical conduit in the crawl space that is incased in concrete. The conduit was found to be in PVC pipe as opposed to metal one as was anticipated. 

Currently most of the work is being done on the exterior walls and underneath the roof deck. Spray foam was installed in the space between the steel studs as an air/vapor barrier which will improve the insulation and airtightness of the existing building and make it more energy efficient. Exterior corrugated metal sheeting has been stripped away and exterior envelope remediation will begin shortly

The East and West ends of the building are single story also made of steel structure construction. Storefront glazing will be added to the north and south facades of the building, few windows will also be added and second row of windows that now will be serving the second floor enlarged. The completed re purposed CAHS building will house classrooms, nursing lab classrooms, offices and student study space, it will also provide washrooms and showers to the occupants.

Budget: 7 million

Project: Cafeteria in Birch

Campus: Surrey

Description: The Birch cafeteria was recently updated with new furniture and wall graphics! Our students can now enjoy their meals in a variety of seating options and conversational groupings. The wall graphics provide an element of interest and colour to enhance the overall ambience of the space.

Project: Tim Horton's and Cafeteria

Campus: Richmond

Description: A welcoming design of the Tim Horton’s front counter, fresh paint, new blinds, furniture and bright wall graphics help to revitalize the Richmond cafeteria ambiance.

Project: North West Lab

Campus: Langley

Description: The vision for Langley Lab renovations was to create a progressive, best practices facility to support learning and teaching. The students will find a welcoming, flexible and festive environment.

Budget: 490,000.00

Project: Journalism Lab

Campus: Surrey

Description: Converted an existing office pod into a new configuration for Journalism department to move from Richmond to the Surrey Campus

Project: Tim Horton's

Campus: Richmond

Description:  A welcoming design of the front counter revitalizes the Richmond cafeteria ambiance. Next step will be painting the remaining walls and ordering of blinds to brighten up the seating area. New furniture will be ordered to complete the refurbishment of the cafeteria.

Project: West Wing Renovation

Campus: Langley

Description: Project was built to LEED Silver standard. Highly appealing and iconic design of the Langley West wing renovated space is now the highlight of the first impression of the campus. The problem of visibility of the front entrance was solved, as well as the storefront glazing and door portal were integrated in the front façade of the wing. Students are greeted by the wide open-space filled with light from the modified skylight and are provided with comfortable modern furniture for both study and gathering. Two high profile meeting rooms are outfitted with the state of the art audiovisual equipment.

Budget: 2.5 million

Project: Library Renovation

Description: Everyone is welcome to visit the newly expanded student computer commons, study rooms, The Learning Centre and an open and spacious seating area.

Project: Building Envelope

Campuses: Surrey – Cedar / Birch / Fir /  Main / Buildings

Description: Re-roofing and partial envelope replacement. In addition to the improvements in environmental control and overall energy efficiency, new windows and doors were installed for a well-lit interior with beautiful unobstructed views of the courtyard.

Budget: 4.9 million

Project: Fine Arts Room

Campus: Cloverdale

Description: Re-construction of the walls and painting, updating electrical and data work.

Project: Tim Horton’s

Campus: Surrey

Description: The Tim Horton’s project has been completed and is now open for business in the Cedar building.

Project: B. Sc. Psych Lab

Campus: Surrey

Description: Converted classrooms D220 and D224 into a lab space for new psychology program. Plus a new shared teaching space.

Project: Institute of Sustainable Horticulture (ISH)

Campus: Langley

Desription: The sustainable horticulture infrastructure will provide 2 research lab spaces and a research greenhouse which together will enlarge a range of research and innovation initiative in 3 "green" technology themes: Integrated Pest Managment (IPM) and bio-control / Green energy and climate control systems for horticulture greenhouses / Plant production systems and new crops for green energy horticulture greenhouses

Project: Building A Library Expansion

Description: Expansion includes learning commons, math lab, learning centre book stacks and study areas

Project: New Building for Trades and Technology

Campus: Cloverdale

Description: State-of-the-art 183,00 sq foot facility replaces converted warehouse space at the Newton campus as well as a number of trade's shops at the Langley campus. Included 21 shops and 27 classrooms and accomodates up to 900 full-time students. The Cloverdale campus building has achieved LEED Gold Certification, the largest LEED Gold trades training facility in North America.

Budget: 42.3 million
